Developing a Subdivision

Subdivision approval is a legal requirement in Nova Scotia. Subdivision approval is required any time the boundary of a legal parcel of land is altered. This includes:

• Dividing it into two or more parcels
• Altering a shared boundary; and
• Consolidating two or more parcels

Applications can be made in person at the Citizen Service Centre at City Hall (320 Esplanade, Sydney).

You will need:

• A completed Subdivision Approval Application (PDF, 327 KB)
• A completed Final Subdivision Application - Statement of Plan Registration (PDF, 128 KB)
• Subdivision application fee
• One PDF copy of the Plan of Subdivision, prepared by a surveyor licensed to practice in Nova Scotia, by email to cscapps@cbrm.ns.ca

If you wish to cancel or revoke a previously approved and registered subdivision plan, complete the Application for Repeal of a Plan of Subdivision (Schedule F) (PDF, 144 KB)

The application fee for:

• Preliminary Approval is $50.00
• Tentative Approval is $70.00
• Final Approval is $300.00

Additional fees may apply, such as the Land Registration Deed Transfer Tax.

A Tentative Plan of Subdivision expires two years from the date of approval if not approved on a Final Plan of Subdivision.

A Final Plan of Subdivision, once approved and filed at the provincial Land Registration Office, does not expire.
