
Developing a Subdivision
Approval Requirements
Subdivision approval is a legal requirement in Nova Scotia. Subdivision approval is required any time the boundary of a legal parcel of land is altered. This includes:
- Dividing it into two or more parcels
- Altering a shared boundary; and
- Consolidating two or more parcels
Application Process
Applications can be made in person at the Citizen Service Centre at City Hall (320 Esplanade, Sydney).
You will need:
- A completed Subdivision Approval Application (PDF, 327 KB)
- A completed Final Subdivision Application - Statement of Plan Registration (PDF, 128 KB)
- Subdivision application fee
- One PDF copy of the Plan of Subdivision, prepared by a surveyor licensed to practice in Nova Scotia, by email to cscapps@cbrm.ns.ca
If you wish to cancel or revoke a previously approved and registered subdivision plan, complete the Application for Repeal of a Plan of Subdivision (Schedule F) (PDF, 144 KB)
Application Fees
The application fee for:
- Preliminary Approval is $50.00
- Tentative Approval is $70.00
- Final Approval is $300.00
Additional fees may apply, such as the Land Registration Deed Transfer Tax.
Approval Validity
A Tentative Plan of Subdivision expires two years from the date of approval if not approved on a Final Plan of Subdivision.
A Final Plan of Subdivision, once approved and filed at the provincial Land Registration Office, does not expire.
